Letting your home is sometimes a very difficult decision to make, but at Geo Hallam & Sons we aim to make the process as stress-free as possible. No Obligation Property Appraisal

We will meet with you at your property to give you all of the information you will need before letting your home and of course a valuation. We can offer a Full Management, Part Management or Let Only service and we are happy to discuss the best option for your circumstances and budget. 

Regulations

We discuss in detail all aspects of letting your property and specifically all the relevant regulations which you will need to adhere to, so that your property is safe for future tenants.

Insurance

Landlords should notify their Insurance Company of any proposed tenancy and ensure that they are covered for present day building costs and contents. Tenants are responsible for insuring their own contents.

Advertising

Your property will be circulated on Rightmove web site, our own web site, advertised in the local press and with local Re-location Agents. We also advertise in other publications relevant to the area.

Vetting Tenants

Prospective tenants are asked to complete a comprehensive application form and are asked to have a brief interview with us. We assess whether they would be suitable tenants for your property and then apply for Employer’s references, Credit references and previous Landlord’s references. We then draw up the Tenancy Agreement and advise tenants of their responsibilities. During the tenancy we carry out quarterly inspections of the property, not only to ensure that they are looking after it well, but also to ascertain whether any remedial repairs are required.

Tenancy Agreement

A Tenancy Agreement is prepared for the tenant to sign and we also prepare a comprehensive Inventory. We use a standard Assured Shorthold Tenancy Agreement which is a minimum six month term. Once that period expires, we ascertain if the tenant is happy to continue with the tenancy (and if the Landlord is also happy for them to do so) we then continue the tenancy indefinitely until such time as either party gives notice.

Repairs

Geo Hallam & Sons have a list of 'tried and tested' tradesmen who will provide quotes and carry out repair work to your property, but of course you may prefer to use your own Contractors and we will happily work with them too.

Rents

Our commission will be deducted from the rental, and the balance will be paid by BACs directly into your account. Statements will be prepared every three months and sent out to you. It is the responsibility of a Landlord whose usual place of abode is outside the UK but who has UK rental income to inform the Inland Revenue and obtain an N.R.L. form confirming rental can be paid gross.
