Landlords
Letting your home is sometimes a very difficult decision to make, but Geo. Hallam & Sons aim to make the process as smooth and stress-free as possible. We are able to offer you a full Management and Let Only service and are happy to discuss the best option for your circumstances.
Safety Regulations
We will meet you at the property and discuss in detail all aspects of letting your property and all the relevant regulations, which you will need to undertake to ensure that your property is safe for your tenants.
Advertising
Your property will be circulated on Rightmove web site, our own web site, advertised in the local press and with local Re-location Agents. We also advertise in the Yellow Pages and publications relevant to the area.
Tenants
Prospective tenants are asked to complete a comprehensive application form and are asked to have a brief interview with us. We assess whether they would be suitable tenants for your property and apply for Employer’s references, credit references and previous Landlord’s references. We then outline the Tenancy Agreement and their responsibilities as tenants. During the tenancy, we carry out quarterly inspections of the property, not only to ensure that they are looking after it well, but also to ascertain whether any remedial repairs are required.
Lease
An Assured Shorthold Tenancy Agreement is prepared for the tenant to sign and we also prepare a comprehensive Inventory. We recommend in the first instance that a six months Contract is prepared. Once that period draws to a close, we can ascertain if the tenant is happy to continue with the tenancy (and you are happy for him to do so) and we then extend that tenancy indefinitely until such time as either party gives notice.
Insurance
Landlords should notify their Insurance Company of any proposed tenancy and ensure that they are covered for present day building costs and contents. Tenants are responsible for insuring their own personal belongings.
Repairs
Geo. Hallam & Sons have a list of tried and tested tradesmen who will provide estimates and carry out repair work to your property. Of course, you may prefer to use your own Contractors.
Rents
Our commission will be deducted from the rental, and the balance will be paid by BACs directly into your account. Statements will be prepared every three months and sent out to you or your Accountant. It is the responsibility of a Landlord who has U.K. rental income and whose usual place of abode is outside the U.K. to inform the Inland Revenue and obtain an N.R.L. form confirming rental can be paid gross. Geo. Hallam & Sons are obliged to deduct 20% of the net rental, if this form is not received.
